Viña Senior to provide affordable, service-enriched living for independent seniors in a healthy, growth-focused community.

Viña Senior Residences, the second phase of Columbia Ventures’ transformative 48th and Race Master Development, is the first affordable senior housing project in Denver’s Globeville-Elyria-Swansea neighborhoods. This six-story building offers 152 one- and two-bedroom apartments for residents aged 62 and older, with incomes between 30% and 60% of the Area Median Income. Designed and programmed as service-enriched housing, Viña Senior Residences features a vibrant elevated courtyard, podium parking, and an 8,000-square-foot Senior Center on the ground floor, that is to be programmed and operated by a local nonprofit to serve the greater GES community.

Building on the success of the adjacent Viña Apartments, the first phase of the 48th and Race development, Viña Senior Residences provides convenient access to the new Tepeyac Community Health Center and retail spaces from phase one. With its ground-floor Senior Center and close proximity to the NWC Rail Station, Johnson Recreation Center, and Valdez-Perry Library, Viña Senior Residences stands as a premier affordable senior living option for Denver’s GES community and beyond
