Due to their master campus and TOD development experience, Columbia Ventures was selected as Master Development for a 6-acre site identified by the city of Denver. The campus was purchased by Urban Land Conservancy to ensure redevelopment will provide quality affordable housing in a community undergoing severe displacement as a result of massive public and private investments in the surrounding area. The first phase of development is expected to receive its first residents in February 2022, and provide much-needed fresh food and low-cost medical services to the Elyria Swansea community. By combining LIHTC and NMTC financing, we were able to create a capital stack that enables us to maximize affordability without compromising on quality. While staying ahead of schedule and under budget, we are proud to ramp up for the delivery of some of Colorado’s highest-quality affordable housing.
Future phases of development on the master planned site will include market rate and workforce housing, additional retail space and a central parking solution for the whole campus.
