Tallest Mass Timber Building in Colorado

Auraria MSU Summit House is a 12-story mass timber mixed-use student housing building located at 11th St and Auraria Pkwy in Denver. The structure consists of a two-story concrete podium and 10 floors of mass timber, serving as the first on-campus housing for MSU Denver. The building’s program includes approximately 155 residential units for students, a C2 Hub community space, and retail/food service space on the ground floor. The project’s guiding principles emphasize a “Community-Driven Environment” and “Student-Centric Design” to facilitate social interactions and radical collaboration. Financially, the project’s Total Development Cost is estimated at around $118.3 million. Site mobilization commenced in July 2025, and the project is currently in its active construction phase. The construction period for the main building is approximately 18 months, with substantial completion anticipated around March 2027.

Los Altos’s unique synergistic approach will create opportunities for economic growth for residents and program participants. Affordable rents will decrease the economic strain of being rent over-burdened and CrossPurpose will offer growth pathways through leadership, entrepreneurship, and career development programs. The net effect of the project’s upward mobility model will not only benefit residents and participants, but Aurora and local business too, given that each resident and participant will see an increase in spending power, contributing to a more stable economic environment.
