What We Deliver

Full-cycle development leadership, scoped to what you need.

Three ways to put us on your team.

Fee Developer

You own the asset; we lead the entire development effort on your behalf, from concept through stabilization. You decide how involved you want to be.

Owner’s Representative

You have a developer or contractor in place; we protect your interests across the full life cycle of development.

Development Partner

Where it fits, we co-invest alongside you and share in the risk and the upside.

Proof on the Ground

Two first-of-their-kind projects. Two owners who trusted us to act on their behalf.

Denver, CO · Fee Developer · Opening 2027

Summit House

For Metropolitan State University of Denver

MSU Denver had never housed a student on campus in its 60-year history. We led the development of its first residence hall - a 12-story, 200,000 SF mixed-use building with a two-level concrete podium and ten floors of mass timber, the tallest mass timber student housing project in the United States at time of delivery. The program pairs roughly 550 beds with ground-floor food and retail, university offices and the Classroom to Career Hub, all on a former brownfield site across from Ball Arena, home of the Denver Nuggets NBA team.

Pittsburgh Yards

For the Annie E. Casey Foundation

The Foundation owned a 31-acre former UPS trucking brownfield on the Atlanta BeltLine and a mission to create living-wage jobs in a long-disinvested neighborhood. In joint venture with The Core Venture Studio, we led Phase I - 15 acres of the site - turning a 61,000 SF trucking facility into The Nia Building - a LEED Silver commercial village of 100+ small-business spaces and coworking - plus community greenspace, infrastructure for a BeltLine container yard and five pad-ready sites for future phases. Residents named the project, shaped its design and helped select its property manager.

Why Columbia Ventures

Most owner’s reps manage a checklist. We manage outcomes.

Owning a building is different from building one. When you have to live with the operating budget, answer to investors and face the community after opening day, you make different calls in design, in buyout and at every change order.

That is the perspective we bring to third-party work. We are a developer and owner first - we co-invest in our own projects and carry their risk - so we know which decisions compound and which ones can wait. You get a team that reads a construction contract like it is paying for it, because on our own deals, it is.

01

We think like the owner

Every recommendation is weighed against long-term operations, lender requirements and your exit - not just the construction schedule.

02

We solve the capital stack

New Markets, Historic and LIHTC credits, EDA and municipal grants, TIF/TAD, bonds and philanthropy - layered to lower your basis and protect the project.

03

We hold the team accountable

Architects, engineers and contractors answer to a developer who has negotiated GMPs, audited pay apps and scrutinized change orders on our own balance sheet.

04

We develop alongside the community

Public-private partnerships and community co-creation are where we started. We align boards, agencies and neighbors before they become schedule risk.
